Take-up

Activity in Q3 bounced back strongly, resulting in just shy of 9 m sq ft of take-up for units 100,000+ sq ft, up 26% Q-o-Q, taking figures this year, so far, to 21.9 m sq ft.

 

Supply

Availability, which also includes distribution warehouses scheduled for completion in Q4, increased to circa 36 m sq ft, the highest Q3 figure since 2014.

 

Demand Outlook

Despite global economic headwinds and deteriorating business investment, ​ we expect full-year take up in 2019 to be in the range 26-29 m sq ft.

Rental Outlook

Rental growth for large distribution warehouses will slow nationally, with the South East and London to continue to outperform due to lack of development land.
